Miami is the ideal location for boat lovers; it is often compared to a modern Venice. Most of the city and its areas are in the immediate proximity of waters, either the ocean or the intracoastal waters. Waterfront Miami homes are logically premium properties, the nicest and most expensive Miami houses have water views.

Boat lovers traditionally prefer Miami waterfront homes that offer some shelter such as the ones located on the intracoastal way either wide bay view homes or houses with canal views. Most of Miami marinas have disappeared to give life to waterfront condominiums.

Between Miami and Miami Beaches lay several islands as well, Star Island, Palm Island, Hibiscus Island, the Venitian islands. Those islands are located next to South Beach. From the Miami side, several communities have also water access, from South to North Baypoint, Morningside, Belle Meade Miami Shores, San Soucis, Keystone Point.

All waterfront communities and their homes are generally speaking considered upscale and therefore command higher prices than dry lot single family homes. Waterfront single family homes are not immune to market downturn but prove to be much less sensitive .
